    Step and counter-flashing at chimneys and sidewalls re-bent, re-sealed, or replaced outright — the single most common leak source we find in west county homes.

  • Pipe Boots & Vents

    The rubber collar around your plumbing vents dries out and cracks years before the shingles wear out, sending water straight into the attic. We replace boots and reseat loose vents before they do real damage.

  • Decking & Rot Patches

    Where water has already gotten in, we cut out the soft wood and replace it. We don’t shingle over rot — a repair that doesn’t hold isn’t a repair.

  • Emergency Tarping

    When water is actively coming in, the permanent fix waits its turn. We get the opening covered and secured first — same visit whenever we can — so one bad leak doesn’t become a ruined ceiling while the repair gets scheduled.

  • Attic-Side Diagnosis

    Half of a good leak diagnosis happens under the roof, not on it. We check the decking from the attic for water trails, daylight, and condensation — which also catches ventilation problems that mimic roof leaks and get misdiagnosed constantly.

Roofs rarely fail overnight — they send warnings first, and most of them are visible from the ground or the attic hatch. The big seven: granules piling up in gutters and at the base of downspouts, which means the shingles are shedding their protective surface. Shingles that are curling at the edges, cracked, or missing outright. A water stain on a ceiling or wall, even a faint one that comes and goes.
